Design-Build/Team-Build

RestaurantDesign –Build is a method for construction project delivery in which one entity- the “design-build team” works under a single contract with the owner to provide design and construction services, from initial concept through completion. The continuity and collaboration of this method delivers excellent results in quality, innovative solutions, as well as savings of time and money for the owner. The single point of responsibility enhances improvements in schedules, costs and communications that are the hallmarks of the design-build methodology.

A variation of this design and construction delivery is “team-build” where the designer and the builder, under separate contracts with the owner, work as a team, beginning in the design stage and continuing throughout the completion of the project. While the “single point of responsibility” is not a feature of the team-build process, the collaborative relationship of the design and construction entities in the early stages of a project helps the participants deliver greater benefits to owners.

These delivery methods streamline processes in a project by transforming the relationships between designers and builders and creating an alliance between these entities that are working together toward a common goal from the very beginning of the project.
According to a survey of architecture, engineering, construction, development and owner organization professionals at the 2010 Design-Build Institute of America annual conference, green/sustainable construction project goals are believed to be achieved with the greatest certainty using design-build delivery.
